Here is my annual update for those of you still looking for a short sales and/or a bank owned property in Almaden Valley.

As of 25 January 2014, only one REO property is available for sale in Almaden Valley: 21720 Chona Court, priced at $598,500.

As I anticipated, short sales and REOs are almost gone in Silicon Valley and even less likely to be found in Almaden Valley given the outstanding reputation of this San Jose neighborhood.

If you are looking to buy any of the few short sales still available in San Jose, you are better off looking at condos.

A few weeks have passed since my last update and as you probably read, the Silicon Valley real estate market has turned around quite a bit.

Almaden Valley real estate market, just like most San Jose real estate markets, has shifted to a strong seller’s market. Multiple offers on properties are now common, foreclosures are mostly gone and sellers are gradually coming back to the market. Prices are also on an upward trend.

With regards to short sales listings in Almaden Valley, the count is still small (only 5 listings to date) but home values have gone up. We should expect more short sales listings in Almaden Valley as we approach Fall 2012 though.

As you all aware, the Almaden Real Estate Market, like every other real estate market in San Jose, is suffering from a severe lack of inventory overall.

The same applies to short sales and REOs inventory. Hence, I am able to share only 4 homes (single family homes, no condos or townhomes for this time) in short sales which are located as follows:

Hello everyone:

Back on-line after a few days lapse, also busy wrapping up my latest blog about an important question that every homeowner asks about short sales : is it really cheaper to buy a short sale listing?

Moving on to the topic of the day. I presume that many of you know by now that the term “foreclosure” refers in fact both to  the status of a home in foreclosure but also to a process, which can be split in four distinct phases as follows:

  1. Pre-Foreclosure : This period is the phase that precedes the sending of the Notice of Default. The foreclosure process has not started. At this point, homeowners have just missed a payment and lenders will notify you with a Breach Letter stating that you are in breach of your loan/mortgage contract.
  2. Foreclosure Phase I : This phase starts and ends with the recording of the Notice of Default aka NOD
  3. Foreclosure Phase II : If after 85 day following receipt of the NOD you did not “reinstate” your loan, a Notice of Sale (aka NOS) is issued and recorded. This phase is the actual “short sale” phase as this is the time during which homeowners will attempt to short sell their home.
  4. Foreclosure Phase III :  Typically, within 14 days of the NOS, the lender will hold a public sale or auction to sell the house. This stage is known as the Foreclosure Sale period. If your home does not sell, the lender will become involuntarily the owner of your home. The property becomes a Real-Estate Owned property (aka REO)
